What happens next?
We take care of everything — here’s how we get you up and running: 

 

1. Property & Owner Details
We’ll collect the essentials to set up your management:

  • Ownership structure (individual, trust, or company)
  • Landlord contact and bank details
  • Council rates, water provider, and body corp info (if applicable)

 2. Rental Appraisal
If not already completed, we’ll confirm a market-aligned rent based on current demand and comparable results — so you can make informed decisions.

3. Compliance Review
We’ll ensure your property meets legal requirements for leasing in QLD:

  • Smoke alarms (photoelectric, interconnected)
  • Safety switches
  • Water efficiency (only required if passing full usage to tenants)
  • Blind/cord safety
  • Pool safety (if applicable)

 4. Management Agreement
We’ll send your Form 6 and management documents for e-signing. Once signed, we’re officially appointed and ready to act on your behalf.

5. Keys & Handover
We’ll coordinate key collection and tag all remotes and locks in line with agency standards — whether from a previous manager, seller, or sales agent.

6. Marketing & Leasing
We get your property listed with:

  • Professional photos and copywriting
  • Listings on realestate.com.au
  • Private inspections or open homes
  • Rigorous tenant screening

7. Tenant Secured
Once we’ve found the right tenant:

  • Lease signed
  • Bond lodged
  • First rent paid
  • Entry Condition Report completed (with detailed photos)

8. Ongoing Management Begins
From here, we handle everything:

  • Routine inspections every 3–4 months
  • Rent collection and financial reporting
  • Maintenance coordination
  • 24/7 landlord portal access
